A reservation is confirmed with the payment of a booking deposit. The amount of the deposit depends on: the chosen apartment, the number of guests and the duration of your stay.

This payment can be done by bank transfer or by credit card using the PayPal ® system. Please be sure that all the expenses concerning the international transfer are supported by you. The remaining balance must be paid in cash upon arrival, unless otherwise stated (please note that ATM maximum daily withdrawal is 400 €).

Once the payment is received, booking confirmation will be sent by email.

Cancelation policy

  • Cancellation with more than 30 days before arrival – Full refund
  • Cancellation within 30 days before arrival - Refund only if the apartment is re-occupied

All cancellations or changes must be made by email or fax. Cancellations or changes by phone are not accepted.

Please bear in mind that all the expenses concerning the refund will be supported by you.

We know that unexpected events occur so we recommend you have travel insurance with cancellation coverage.

Check-in and check-out

Check-in is after 2 PM (in some of our apartments it is possible to leave the luggage and get the keys after 11AM, but if there is someone else leaving on the same day the apartment won't be ready before 2 PM).

Check-out is until 11 AM (in some of our apartments you can leave your luggage ready at 11 AM and keep one set of keys till 2 PM, if there is no one else arriving on the same day).

Please call us 30 minutes before your arrival.

Please note that check-in after 8PM will be charged with an extra fee of 35 € and after 00h00 AM the fee will be of 50 €.

A copy of your ID card or passport will be requested when you check in. You can also send it also by fax or e-mail prior to your arrival.

The property owner reserves the right to ask the Guest for the signature of a rental agreement when paying the outstanding amount of rent or upon arrival.

Some Owners will require a damage deposit (the amount will depend on the chosen apartment). Once the apartment door key is returned and the apartment is inspected after the stay, the deposit is returned within a maximum of 10 business days.

Cleaning and maintenance

The apartment will be cleaned prior to the arrival of each guest.

However, please check your apartment upon arrival. Please report any discrepancies immediately to our office to ensure that any problem is resolved.

When leaving, the guest is obliged to leave the apartment in a reasonable condition.

Number of guests

The guest will inform us of the number and age of guests included in the booking.

The number of persons who may use the apartment shall not exceed the number of persons allocated for each apartment, except for children under 4 years of age.

During your stay

Please do not leave any electric device turned on when you leave the apartment and pay attention to gas devices while you are in or outside the apartment.

Smoking is not allowed inside the apartments.

Unless otherwise stated, pets are not allowed.


The guest signing the check-in form will be liable for the correct and decent behavior of all the persons accompanying him/her, and specifically avoiding any activity that is against any law or health policy.

Don’t forget that you are going to stay in residential buildings. Guests staying in one of our apartments should know that if parties or loud music are heard, or neighbors complain and/or police is called, it can result in immediate eviction. This will also result in loss of prepaid rent and refundable damage deposit.

Quiet time is from 10 PM to 10 AM. We are sure that you understand that the nightly rest of other inhabitants must be respected.

Unforeseen Circumstances

In rare cases, apartments can become unavailable after a booking has been made. This can happen for various reasons that we cannot control. In these cases, we attempt to re-accommodate our guests in suitable accommodation at a price equivalent to the original agreed. In cases where there is no availability, we will not be held responsible for any extra costs the guest bears over and above the original price agreed in securing alternative accommodation. In cases where re-accommodation is impossible, we will issue a full refund.


Neither Portugal Rentals nor the owner of the apartment shall be liable for any direct or indirect damages that may arise as a consequence of the use of the apartment by the guests, including, damages, insurance, robbery, criminal behavior or inappropriate use of equipment for elderly, handicapped people or lack of children safety features. They are also not responsible for outages on the part of the local utilities providers (gas, electricity, water, telephone or internet).
